Doing Your Own Home Information Pack

If you are looking to minimise the costs of selling a property, one fairly easy way to save some money is to prepare your own Home Information Pack (HIP).

It's not as difficult as it might seem, either. If you are selling through an estate agent, just make sure they know you are preparing your own HIP and show it to them for approval before handing copies out to any potential buyers.

Here's an overview of what you need to do:

  • Request an official copy of the title plan and individual register for your property from the Land Registry (approx. £15). This can be done online.

  • Arrange for your Local Authority or a private search company to complete forms LLC1 and CON29 for your property - these can only be done by approved agents, not by you. Cost £150 - £250.

  • Book a Domestic Energy Assessor to come and inspect your home and issue an Energy Performance Certificate. Cost around £150.

  • Ask your local water company to complete water and drainage searches for your property. Cost around £40.

Once you've got all of the paperwork above, there are two documents you will have to produce yourself. To help with this, you can download sample HIP documents from the government's HIP website:

  • HIP Index - this lists and describes each document in the HIP
  • Sale Statement - this provides a description of the property for sale

Producing your own HIP isn't for everyone, but it isn't as difficult as you might think and will definitely save you money - probably £100 or more.

Many websites don't make it clear that filling in their mortgage enquiry form means you might be credit checked.
