Don’t increase the length of your mortgage term. It may seem cheaper but will cost you a lot more in the long run.

The key is to shop around. Never accept the first quote you get. Try to get at least three quotes from different brokers and lenders.
Just make a couple more calls and you could save yourself thousands.
