Valuing your home correctly is one of the most important stages of selling your home.

Whether you are selling through an estate agent or not, you should perform your own valuation as well as getting a professional opinion.

The truth is that estate agents simply have too many hidden motives to be trusted:

  • They may overvalue your property to get your business from other estate agencies

  • They may undervalue your property for a quick sale (and a quick commission cheque for them)

  • They may convince you to accept a lower offer when they are getting a backhander from the buyer (this really happens)

Above all, estate agents (like all salesmen) will tell you whatever they think you want to hear in order to get your business. Their valuations may be spot on - but you won't know unless you've done your own research first.
