the conveyancing itself.

to this are the associated costs eg Search fees,
Land Registry fees, electronic transfer fees. You'd normally
pay these through the solicitor and you're easily looking
at least £600 plus VAT, all in, on a £100,000
house purchase.
Licenced
Conveyancers can cost from £100 upwards - though it's
said that anything less than £150 should be regarded
with suspicion. They often cost the same as a solicitor.
Add
the associated costs (see above) and it's at least £400.
